House Additions Extensions - Floor plans, 3D, Rendering

21 Talgarth Way – Renovation and Expansion Plans • Main things you must know: • AutoCAD, SketchUp, Photoshop and other programs House addition and extension plans to be drawn Create 3D plans using DWG files 3D Rendering • Willing to understand setback rules for City of Cambridge, Western Australia • Using our DWG files, you should provide us with plans for the addition and renovation of our house. • We love a light and bright house. • In rendering, we would like to see flooring, wall and window covers, furniture, and lighting, frames to the glass, changing the colours (if needed), adding people, appliances with more detail to it and landscaping. Render the house in different angles to look more lifelike and presentable and to maximize capturing sea views. • You must also create sections of the house at various levels both vertically and horizontally to expose the materials used. • Also making a render of the section as a silhouette. All descriptions are as if you are standing and facing the front of the house See the attached detailed project description Stage 1: Schematic Design Stage - Optional concept schemes/designs are developed based on our discussions of wants, needs. I am not sure if we need to involve a Structural Engineer to confirm the upper level addition. Documentation expected from you includes:- Use existing house plans and as discussed about extensions- Schematic plans, elevations, sketches, mood boards, material palettes, precedents. Option to to changes as needed. Stage 2: Design Development Stage - After the preliminary (schematic) designs including landscaping have been approved by us, you will develop the design in more detail, usually involving sub consultants e.g Structural Engineers which might be a separate cost. The expected documentation from you to includes:- Site Plan with landscaping- All level plans- Elevations- Sections- Interior and Exterior Material Schedules- Window and Door Schedule, Electrical and Plumbing Schedules- Exterior and interior renders and staging. Option to do changes as needed. At this stage, we need 3D walk through to get good feel to finalise the plan. At this stage, we also need details of in-built cabinetry, finishes and materials. - Additional colour/ material etc. Appliances, fixtures and fittings (tapware, sinks, towel racks, mirrors, feature lighting etc) Stage 3: Detailed Documentation Stage- Accurate and detailed drawings, specifications and facade renders in preparation for builder tenders and council Building Approval. Documentation expected from you includes:- Stage 2 documentation with a high level of detail and accuracy- Construction details Specifications- Window and Door Schedules, Electrical and Plumbing Schedules - Material Schedules - exterior, interior renders and staging. Landscaping in detail. At this stage, we also need 3D walk through. After stage 3, the final plans will be submitted to builders to obtain tenders. Based on the local builder’s feedback and Town of Cambridge feedback, to comply with local regulations we will come back to you for modifications. We may also change plans to meet our budget. Using your full working drawings, we want to initiate Builder Tender Process and call of tenders to a number of residential builders. At the time of submitting our applications to council we may need you to help providing them with requested drawings etc.
