Instrukce k soutěži

I need a commercial cum residential apartment concept plan. The commercial part must cover at least half of the ground floor and should be designed as shown in the attached drawing. I need only ground and first floor as commercial and above that commercial part I want residential apartments. The requirements are as follows:

1. 9 meter setback around the building is to be left on all sides.
2. The Floor Area Ratio is 1.75
3. Maximum ground coverage is 30%
4. Maximum floors 9. But I would like to make it 8 only.
5. There is a 3 meter Buffer zone at the back of the plot, which is to be left and after that 9 meter setback is to be taken.o
6. 7.5 meter depth in the front is getting affected in Road and must be left. After leaving 7.5 mtr from front 9 mtr setback must be taken.
7. I need 2 & 3 Bedroom apartments with 2 and 3 toilets respectively. Ratio of 3 to 2 BHK must be atleast 60:40.. You may give all 3 BHK if possible.
8. Any dimension of room should not be less than 11 feet. for Kitchen the area should not be less than 8 feet X 10 feet. for bathroom the area should not be less than 4.5 Feet X 7.5 feet. For Drawing + Dining combine the area should not be less than 11 X 22 feet. Every room, kitchen and drawing area should possibly include a balcony which is free from Floor area ratio i.e. it is not counted in floor area ratio.
9. Dining should not be there at the entrance of the flat. Drawing first and then dining.
10. Commercial shop sizes to be around 12 X 20. There should be at least one ladies and one gents common toilet on both commercial floor.
11. The plot is 6 to 8 feet down from the road level. I want the commercial to start as first floor by keeping it 4 Feet above the road level and stilt parking below the commercial by giving a slope from the road.
12. Fire safety norms must be followed.
13. 10% of the plot area is to be left for garden.
14. The Plot area is 41817 sq. ft. Deduct the area under road to get the total available plot area.

      I came out from the limit of 9 meters on both sides but that was for the benefit of the design. The idea of the project will allow to take advantage of the height and do change between the two types of floors 1st and 2 end to get a beautiful cubist formations.

    Hi Ankur, a few clarifications required here - when you say 'The Plot area is 41817 sq. ft' - it says in drawing - 42311 Sq.Ft (including the rear 3M buffer for Drain/Nalla and 7.5M in front for Road width). Deducting these 2 in front and back, the total available plot area comes upto - 37387,52 Sq.Ft. approx. Now, my query is the 1.75 FAR, are we calculating it based on total plot area, i.e. 43211 Sq.Ft or that available - 37387 Sq.Ft.? Please let me know. Regards, Pavan.

    Dear Shashi, At present I am only thinking of making the prize money double as the contest progresses and if an entry is selected from the contest I am surely going to double the prize money. As far as time required is concerned, I dont think a concept plan would need such a long time. I just need concept floor plans. No elevation, no 3d nothing.

      Hi, thank you for the response. I hope you can make the contest #guaranteed, #sealed. Doubling the prize money is surely a good start. Yes i understand you only need the concepts. It still takes time to try out several plans and fix on something most suited. Good planning takes a lot of time, thought and inputs. Am sure you would agree.

    The plot area in the drawing is 42311 which is about 500 sqft more than that on records. The actual area is more than that in records. The 3M buffer for Nalla cannot be used for any kind of construction or setback area but it is to be counted in the total plot area. So only road area is to be deducted from 41817.

    Let us know if you would like to make the prize value to a minimum of 75k INR and if there could be future opportunities to get on board as your architects during construction. Planning a project like this will take minimum ten working days. Given situation we might have to work two shifts to get a good floor plan that satisfies the regulations and all the design brief points. Get back to us ASAP so we can start work on this project if it seems feasible to us both. Ar. Shashi

    Hi, We are a team of professionally qualified architects . We are good in planning and understand the local planning regulations and NBC guidelines for fire safety norms etc. . Your project proposal is interesting and we appreciate all the room sizes that you proposed in your brief. We also use OTS (Open to sky) spaces very judiciously in our plans, making sure they are introduced only where absolutely necessary. We give importance to lighting , ventilation, maximum usable space, minimal circulation space, comfortably sized rooms and bathrooms. We realize for most buyers it will be their only home and wish to create the best possible floor plan. However , we feel for a proposed built area of 73179 sft the concept prize is way too low. If you could consider #increaseprize we feel there are better chances of getting a quality input.
