Structural Engineer

Hi

I am in the process of purchasing a 3 bedroom semi-detached house in Handsworth Wood, Birmingham. A buildings survey was carried out on the property and the following two things were reported:

CHIMNEY BREAST: A load-bearing chimney breast has been removed from the rear lounge. The loads from above should have been provided with some form of support although this is now concealed within the fabric of the building and we cannot confirm either its adequacy or existence. Unsupported chimney breasts are potentially hazardous and you should seek confirmation through enquiry with the local authority Building Control department or physical investigation that appropriate support has been installed. If you cannot confirm that there is correct support, this will now need to be installed to prevent the risk of collapse. Any remedial work will require local authority approval.

WALLS & PARTITIONS: Potentially load-bearing walls have been removed from within the ground floor accommodation (Lounge and kitchen). The loads from above should have been provided with some form of support, although this is now concealed within the fabric of the building and we are unable to confirm either its' adequacy or existence. Whilst we saw no signs of distress during the inspection, the local authority Building Control department should confirm that the works were undertaken with their knowledge and consent.

Buildings Control have no information on these two elements.

I have not purchased the property yet, therefore if the Structural Engineer's inspection involves exposing the walls, flooring, ceilings etc. by carrying out physical work on the property then this may not go down too well with the owners. Therefore could you please:

1. Provide a description of the work that will be carried out for the load-bearing chimney breast

2. Provide a description of the work that will be carried out for the partition wall

3. Provide a full quotation for both 1 & 2

4. If physical work must be carried out for the inspection, can this be arranged or done by yourselves under a single cost, and brought back to good afterwards?

Note: The flooring is of laminate throughout the majority of the house.
